Hungarian companies aim to the reduce the environmental impact

Skanska has for the third time conducted its market research Skanska Office Index in Czech Republic, Hungary and Poland. The result shows that 85% of the responding companies take measures with the aim at reducing environmental impact. Reduced energy use, selective waste collection and use of renewable energy sources are the main factors connected to an environmental responsible property for the companies in Hungary.

“The main part of the Hungarian respondents thinks that the financial terms is the most important factor while renting a new office. We also see that environmental responsibility goes high up on the agenda. In Skanska we have been working with energy efficient buildings for many years and our office building Népliget Center shows that it is possible to develop offices that combine the two important factors – saving energy and money”, says Andreas Lindelöf, Managing Director Skanska Property Hungary.
Views of the market
The view on the own industry’s development is significantly more negative in all three countries compared with previous years. The respondents in Poland are still the most optimistic with 68% (89%) describing their own industry as expanding. The corresponding figures for Czech Republic are 54% (66%). In Hungary only 29% would describe their industry as expanding, a drop from 55% last year.

More or less office space
In Poland 22% (33%) of the companies believe they will have more office space in a year while 69% (59%) will stay with the same office space. In Hungary the number of respondents predicting more office space has declined to 15% (24%) and the respondents predicting less office space has risen to 19% (10%). In the Czech Republic there is a significantly greater proportion who believes they will have the same office space in one year, 83% compared to 72% a year ago.

More or fewer employees
Common for all three countries is that the main part of the companies believes that they will stay with the same number of employees. In the Czech Republic only 16% (20%) believe they will increase the number of employees the coming year. Corresponding figure for Poland is 29% (51%) and for Hungary 25% (34%).

Important factors for new office space
The rent and financial terms is the most important factor for the Hungarian companies while renting a new office. The Czech and Polish companies rank the Promotion of satisfaction & a good work environment the highest. Energy costs and parking space are other important factors.

Environmental responsibility
Hungarian respondents are taking more measures to reduce environmental impact, 83% compared to Czech 79% and Polish respondents 54%. A fifth of the Polish companies mention that they are planning to take environmental measures.

Environmental declaration programmes
Approximately 80% of the respondents had never heard of any environmental declaration programme for properties, such as GreenBuilding and LEED, though about a fourth of the respondents would find such a declaration interesting. An environmental friendly property is connected with Reduced energy use and Environmental-friendly materials. Efficient use of resources, Reduce waste to landfill as well as Healthier work environment are factors associated with an environmental declaration.

Facts about Skanska’s Office Index
• Office Index is an annual research that was introduced to Poland, Czech Republic and Hungary in 2007. A similar research is conducted in the Nordic countries.
• The purpose of the survey is to collect information about the trade and industry´s needs and opinions about today and tomorrows workplaces.
• The survey was conducted by GfK Group during October 2009 for Skanska Commercial Development Europe
• The survey was conducted among 600 respondents in Poland, Hungary and Czech Republic: 200 in each country.
• The respondents are responsible for rental contracts and strategic matters concerning office space
• The respondents’ companies are mainly active within the following industries: banking/finance insurance, information technology, other service provision and manufacturing.
• The companies has at least 20 office personnel and/or at least 200 square meters of office space in 2009’s survey. (The respondents for previous years had at least 50 office personnel and/or 500 sqm.)
• Geographical specifications: Main cities in Poland, Hungary and Czech Republic, e.g. Warsaw, Poznan, Treecity, Lodz, Katowice, Wroclaw in Poland
